Countries that Prohibit Foreign Ownership of Real Estate

The following countries prohibit the purchase of real estate by foreign nationals:

 

 

The following countries have some restrictions on foreign ownership of real estate:

  • Crete:
  • Dominican Republic: Note that the first ?? meters from the high tide marker can not be purchased or built on. If you purchase a property that is entirely within this zone, and already has a building on it, it may be exempt. Otherwise, it may be worthless.
  • Haiti:
  • Honduras: Foreigners can own up to .77 acres. Larger properties may be purchased by establishing a Honduran corporation. Also, properties in Garifuna villages may be subject to additional limitations. To determine this, you must consult with the local (municipal) Garifuna leadership. Squaters can also be a problem in the Honduras.
  • Mexico: Border areas and Costal Areas must be through a leasehold.
  • Nicaragua: Recent changes in the law restrict development of land within 200 meters of the ocean (generally defined as the high tide level). Check with local officials.
  • Panama: Laws have changed recently regarding beach properties. Also, tourist visas have now been restricted to 90 days which has proven inconvenient for some people who might want to live there or be part time residents..

 

The following countries have no restricion on foreign ownership of real estate:

  • Nicaragua
  • Brazil
  • Puerto Rico
